Fair Housing

Holuway's commitment to equal housing opportunity, what we expect of everyone who lists, and how to report discrimination.

Holuway is committed to equal housing opportunity. Everyone deserves a fair chance at a home. We build Holuway so that homes are presented on their merits and every renter is treated the same way, and we expect every landlord, property manager and host on Holuway to do the same.

1.The law

The federal Fair Housing Act and the Texas Fair Housing Act make it illegal to discriminate in renting housing because of:

  • race
  • color
  • religion
  • national origin
  • sex
  • familial status (households with children under 18, pregnant people, and people securing custody)
  • disability

Many states, counties and cities add further protections, and landlords must follow the rules where their property is.

Holuway's own rule goes further: on Holuway, no one may be treated differently because of their sexual orientation or gender identity, whether or not local law requires it.

Discrimination includes refusing to rent, offering different terms, prices or availability, steering people toward or away from homes or neighborhoods, and publishing a listing or statement that indicates a preference or limitation based on a protected characteristic.

2.What we expect of listings and landlords

  • Describe the home, not who should live there. Write "two bedrooms near a park", not "perfect for a young professional couple" or "no kids".
  • Apply the same written screening criteria to every applicant, and decide applications on those criteria alone.
  • Do not limit occupancy beyond what the law allows, or restrict where families with children may live or play.
  • Consider requests for reasonable accommodations and modifications from people with disabilities, as the law requires.
  • Treat assistance animals as they are: not pets. Pet rent, pet deposits, pet fees and breed or weight limits do not apply to them.

Every landlord confirms these rules when publishing a listing. We review reported listings and remove content that breaks them, and we may suspend accounts that discriminate.

3.How Holuway is built for fairness

  • Search and listings show homes by place, price and features. We do not offer filters, ads or recommendations based on who lives in an area.
  • We do not show neighborhood demographics or crime maps, which can steer people toward or away from an area.
  • Applications go to the landlord in the same form for everyone. Holuway does not decide applications and does not run automated screening.
  • Holuway's lease texts include the rights tenants have by law, such as ending a lease early in situations involving family violence or military service, and treat assistance animals separately from pets.

4.Reasonable accommodations and modifications

If you have a disability, you may ask a landlord for a change in rules, policies or services (an accommodation), or for physical changes to a home (a modification), that you need to use and enjoy it. Ask your landlord directly, or through Holuway messages so there is a record. If you need help making a request through Holuway, email support@holuway.com.

5.Report discrimination

On Holuway: use "Report this listing" on any listing and choose discrimination, or email support@holuway.com with the listing and what happened. We look into every report.

To the government: you can also file a complaint, generally within one year of what happened:

  • U.S. Department of Housing and Urban Development (HUD): 1-800-669-9777, or online at hud.gov/fairhousing.
  • Texas Workforce Commission, Civil Rights Division: 1-888-452-4778, or online at twc.texas.gov.

Reporting is free, and retaliating against anyone for making a fair housing complaint is itself illegal.
