Maintenance and vendors
Triage repair requests, give them to your team or a vendor, and close them with a record of the work.

Handle a request
Tenants' requests arrive in Maintenance. You can also select Open work for a call, something found at an inspection, or a common area.
- 1Open the request and select Triage to set the priority you will work to.
- 2Need more detail? Select Ask the renter. The request waits for their answer.
- 3Select Assign and give it to someone on your team or to a vendor.
- 4Set the visit, follow the work, and when it is done, review it and close the repair.
Choose who sees each message and photo: the renter, the vendor, or staff only. Costs are never shown to renters.
Vendors
Add the companies and people you call for repairs under Vendors with Add a vendor. A vendor is a contact, not an account.
When you assign a repair to a vendor, they are emailed a link to that one job. It works until the job ends or is given to someone else, for at most 30 days. On it, they can accept or decline the job, send estimates and invoices, and report the work done. You choose which photos they see and whether to share the renter's name and phone.
Reports
Maintenance reports show what was opened and closed, what is open or overdue, how fast repairs move, and breakdowns by priority, property and category.
